Delaware’s Most Expensive Home Is a M Oceanfront Classic


A classic shingle-style home with frontage on the Atlantic has come on the market for a whopping $12 million, making it Delaware’s most expensive home.

Located in Rehoboth Beach, the seven-bedroom home built in 1930 features 4,700 square feet of living space. It comes with 100 feet of water frontage on the Atlantic Ocean as well as easy access to a local lake.

“It’s in a very protected oceanfront location and is just one house away from Silver Lake, which is a beautiful feature of the city of Rehoboth. It is also within walking distance or a short bike ride into town,” says co-listing agent Bryce Lingo.

Impossible to replicate

The three-story home has been meticulously maintained over the decades, says Lingo, adding that it could not be built in 2022.

“It’s a bigger house than would be allowed to be built with today’s building code,” he explains. “In Rehoboth, the city lowered the [floor-to-area] ratio, so this house could not be replaced today.”

The rarity of this home is factored into its cost. At $2,553 per square foot, this home is priced well above the city’s median of $337 per square foot.

This home also sits on an oversized double lot that measures over a half-acre.

“There is a potential for two lots under the house,” says Lingo. “If the house were to be torn down, it could be subdivided.”

Inside the oceanfront beauty

The home currently has a full-time caretaker and has had a number of renovations over the decades. The modern amenities include an elevator. Of the seven bedrooms, five are en suite.

Lingo touts the “beautiful views” of the ocean from the large living area, saying the home was ahead of its time in terms of its layout to capitalize on those vistas.

“It is very odd for a house of this age to have an inverted floor plan, or what is known as reverse living. It provides for a really nice ocean and beach views from the top floors,” says Lingo.

Three bedrooms are on the first floor, along with a laundry room and access to the elevator. The living room, dining room, and kitchen are on the second floor, and two additional bedrooms are on the third.

The outdoor space features a swimming pool and sun decks. A detached two-car garage comes with a wraparound porch on the second level.
